45 North Group assisted Arrowhead Engineered Products, a worldwide distributor of non-discretionary aftermarket replacement parts for powersports equipment, road-based vehicles, and outdoor power equipment, in consolidating two existing facilities into one new 120,000-square-foot facility. The new facility required an intense turn-key delivery with the developer landlord, where we provided project management services to oversee design and construction. 45 North Group also provided consultation on the negotiation of the work letter of the lease. The design incorporated a small office, tire storage room, and warehouse with significant racking and automated warehouse equipment. Our team coordinated design with the client’s industrial engineer and racking vendor as well as the in-house technology and supply chain teams to design and install operational equipment.

A Seamless Transition

45 North Group helped manage the relocation and decommissioning of the two existing facilities, requiring a coordinated effort with the real estate brokerage team to secure a fourth location to use as a temporary facility due to lease expirations. This included working with existing landlords to review lease requirements for decommissioning, arranging for vendor partners to remove equipment and make repairs, and coordinating relocation services. Our team ensured a smooth transition, despite various challenges due to the global pandemic’s impact on local labor availability and the material supply chain.
