As Colder Products Corporation (CPC) moved to a new corporate headquarters in Arden Hills, Minnesota, they engaged 45 North Group to help manage several facets. A tenant improvement interior build-out of the new industrial building included office, training and warehouse spaces, racking, Class 7 and 8 production space, and specialized R & D lab and testing spaces. A second-level, 55,000-square-foot steel mezzanine was also added.

Adding Value

Our team helped to identify significant sub-surface slab and window installation issues and negotiated solutions with the landlord to minimize tenant responsibility. In addition to managing office and manufacturing relocation from Roseville, Minnesota, 45 North Group managed all AV, security, low voltage, furniture, sound masking, and signage needs. We were excited to coordinate an elaborate entryway, embedded with a Mississippi River design.

Though we encountered supply chain issues due to the pandemic and a tight schedule, we coordinated closely with the landlord’s team and even traveled to equipment manufacturers to negotiate and secure deliveries to ensure success.
